@Jason Papp check your state laws.... in Fl you can regain posession if the landlord presumes that the tenants appear to be gone for 15 consecutive days.

@Tony Marcelle you dont have to convince them that real estate investing is a good idea. You need to show them how investing in YOU is a great idea. People want to know how you can make them money. You want to show them that you offer a good return with minimal risk, a solid plan, data and resources to back up that plan.

@Justin Reyes terrible idea... BRRRR creates no additional income other than cashflow. Itll take you possibly as many as 40 units to match your current salary. How long will it take you to get to 40 units?

@Susan Cochran if you were allowed to smoke in the house, he cant use that as an excuse to withhold a deposit. I usually consider paint wear and tear, especially if I allowed smoking. There are rules about security deposits for each state. I dont know your state specifically, but it would be worth your while to do some research on it, regarding timelines and itemized deductions.
