Yes it is. My difibitipn of. War zone. Higher crime. Lower end housing. High unemployements etc. Thereare no tanks or road side bombs

The houses around this are occupied? So people do buy there. I am just finishing a flip and it's on the market. I h ave an offer on the table.

This house had fire damage. It's a 3/1. The bathroom was gutted by the fire department.there was ceiling joist that needed to be rebuilt. The area was rough, but those house sat at the best end of the block. The area is low end. Comps between 80 & 110.

I paid 31k for the house. I have maybe $15k on top of that for the rehab. I knew who my target market was and what obstacles I faced.

The best thing I did was to get to know my neighbors. Two are baptist priest, I donated items from the house to the churches. One man does lawns fora living, well he does mine and he watches over my house. I befriended one lady.

While doing my rehab I added a security cage to the heat pump. Added dead bolts etc.

The best thing I did was market the fact that my lender had grant money available. The hard part for someone buying a lower end how is having a decent credit score to qualify. I have had 6 people interested in the house, none could qualify.

This last one who made the offer, has qualified for the mortgage and I just found out tonight she can get the grant money. Other investors have said there is non way they would have bought the house. Yet the same investors have houses sitting and mine hopefully will be in escrow as of tomorrow. I will pst details then. I believe the results will be outstanding!!!

My HML gave me a 8 month contract.

If at the end of 8 months it is not sold, it legally can be can become his. This i as buyer and rehabber could loose everything i have put into the house. However he also states that at long as I can keep paying the interest he would leave it alone. That not in writing.

My money guy is a local.

Looks very nice.

The only thing that makes me wonder is the choice of shower curtin. It appears to be a clear vinyl liner wherenit hangs at the front of the tub, but looks heavier at the side top. This is me being picky!! But you asked.

As for wording, I know your area as lots of planned communities with pools etc. You don't say anything about the hood and amenities or schools. Just a thought.

I highly recommend being there as much as possible. I act vas my own GC and complete most the work myself. Saves money.

Mailings to neighbors, local churches etc

I donated two folding tables I found in the shed to two neighbors who were both ministers. They took them to their churches and talked about my house. I got showings from that. One guy was ready to go but can't qualify.

Bienes, I would recommend having either a structural engineer or a company that specializes in foundation and slab repairs come out and look. I don't know about slabs. An engineer here is $350 and I would think a repair company would be free, but they want to sell a repair. I would spend the money for a structural engineer. Or wait and see.

I use to run inspections and provide estimates for foundation repairs and basement waterproofing. By looking at the pictures I am assuming the corner of the house is to the right. Go around that corner and about the same distance from the corner there should be another crack of similar size with the high side toward the corner.
Now go inside the crawlspace and see if the cracks are visible there.

These are signs that there are possible foundation cracks.

Another thing tp do is to see if the floors inside have pull down from the bottom of the walls and baseboards.

This can be fixed by peering the corner. We charged 1250 for each pier used. With piers going 20 feet down built in to that price, deeper is charged for each additional foot.

If you own the house and it's just a rental with no plans of selling it then I would do the weight and see what happens game. Check it again unbend months and see how it looks.

1/4 round might help. Easy fix.

Buy some 1/4 round. They sell some snips at Lowes and HD that will cut the angles for the top. Use finish nails into the side walls. The caulk the voids. Maybe 5 to 10 minutes per window.
