I will add to materials a good tube of caulk. Caulk helps every job!!!

Which trim to use, 45s or blocks really depends on the style of the house. Colonial, modern or Victorian.

Colonial would be a 45

Victorian would be blocks of some kind.

Modern might be no trim.

This is an easy DIY project. A finish nailer on you air/ nail gun. A miter saw. Measuring tape. Even the 45s would be easy with a decent miter saw. I personally could not pay someone to do this. Give yourself a full day and pick a window to learn on.

I am not biased toward HD. I usually hit Lowes first. But like this tub unit.

You can get solid surface tub surrounds at Lowes or Home Depot. They are expensive. A 60 inch by 32.5 inch tub would be in then$1000 range for materials. They come in multiple colors. Come in three pieces.

I like them but to much for my range homes at this point.

Now they do have very nice tub surrounds in the $250 to $300 range. I am installing oe that is embossed to look like tile.

We need a " Like " button.

Bryan is dead on. Bank were told if they did not loosen the guidelines for underwriting then they would be labeled as not good institutions. The Feds put pressure on the banks to lend to those that did not qualify with the first set of guidelines.

I am in Richmond. I am a newbie too. I have my first flip on the market now.

It's in south side Richmond near Warwick and Hull Stree.

My local phone company ad a service called " remote call forwarding". I could roll it to my cell or to a phone bank who answered it as if it were my receptionist.

Welcome aboard. I am using flipping as a way to gain cash till I can get into buy and hold rentals.

I use to live in Jax. I lived odd Bay meadows at the country club there. I loved Jax beach area.

Hey, I use to be a painting contractor!!! Well I bought a painting franchise and ran it for a few years.

We did everything. We would hang drywall, finish it, texture. I always subbed my work but made sure the crews could do multiple things. Hang windows to small roofing jobs, even repair and refinish floors and do carpet too.

That's were I started doing flip work for others.

I say find better crews. I preferred Brazilians!!! :)
