About the pricing. This is not a good part of town. This is in the city and not the best schools. I went for this property because of the "deal" I could get it for.

When I told about this property I drove by and the house next door was listed for $129k. This was not on MLS and I was told they would take $30k. It had replacement windows and the roof looked good. Inside had newer cabinets the main issue was there had been a fire in the bathroom. This did not scare me at all.

So I offered the $30k. Of course they countered with $39k. I told the agent, that " they told him $30k. I said tell them I will give them $1k more. That it's a 3 bed no bath, no one can live there. Let them know if they want more that 31 then they want it more than I do. Last offer. ". He called back within 30 minutes.

Sorry for my slow reply.

The deck posts are 3 3/4 apart. So I am good.

I thought the same thing about the fridge door. However, I have never done that and don't plan on paying someone to do it either.

I used a plumber I know from a BNI group I was in previously. Total for plumbing was $450
I used an electrician I know personally and socially. Total electrical was about $600.
New drywall for the bath was $700 for all green board.
New Heat Pump, air handler and con sensor was $2,800. 2 ton York.
Carpet and vinyl was also $2800.
I did all demo, prep and painting myself.
Kids and I did everything else.
Had fun together and they learned new things and best of all they think I can do anything.

I will create another shutter fly page with before and after. The site is free since my wife has an account for kids pictures ets.

It was a foreclosure. It was owned by the city of Richmnd.

I was told about it by a realtor. He specializes in working with investors. I am not sure how I found him. Just network, network, network.

It's a very nice block in a not so great part of town. The original unit was stolen when I bought the house. The neighbors ate great though.

It's been a long time since I posted.

This is the house I bought for $31k. I will list it next week for $97 or $99.

The flip for the most part went well. Only issue I had was getting the power turned on. Sense there was a fire in the bathroom, we needed several inspections etc and that took a awhile. I am right on budget of about $15k to rehab.

I am waiting for my tile guy to get the tub surround completed. Then plumber will come back and then I am done.

Some composite do stain. Some leaves will cause stains, so check that too.

The house I am currently flipping is going well. I am not on that block. I am about two miles away from these. They are very basic lil 3 bed 1 bath.

I closed on a Wed afternoon, put my for sale sign out Thursday morning. I spoke with neighbors on Thursday. I got a phone call Thursday night. Showed it on Friday morning. The man was told about the house by his minister who is a neighbor. He likes the house, says it's his. I have no offer but he is talking with my lender and is working on qualifying for grant money for the down payment. He comes by often. Again I don't have an offer so we will see.

The only issue I have had is getting the peer turned on. That has slowed down the HVAC and dry wall guy. Everything else has gone great. Had the elec inspection on Friday. We pasted. Has local utility out there today to work on meter. Elec should be on by we'd. Electrician and plumber coming on Thursday. HVAC on Fri or Sat. I say two weeks and I am done. Finger crossed on that anyway.

George, this is not the best area. They are listed for 35k. I would hope to get for less. They need full exterior as in siding and windows, gutters and trim. Interior needs carpet, paint and kitchens. Ironically the baths are in good shape. I don't know about ductwork, but they needs new heat pumps.

Benjamin Moore has an awesome Dark grey color. Name is Weinriner, like the dogs.
It's very dark, but might look good with the light grey siding.

I am a fan of not having the doors and shutters match.

Black shutters and Benjamin Moore 'dinner Party'. That will stand out, it's a deep red color.

Craigslist s a blessing. Search under skilled trade. I tell them to bring a copy of lic, insurance and a list of references. If they show up without it, I don't accept the bid.

I also schedule them to show up at the same time. I create competition for the work.

In calling the named HVAC guys in town the bids for a 2 ton, 13 seer heat pump was $4500 to $5200. I did not like that and looked on CL. Found several. Some where not legit. You will know right away. I accepted a bid of $2800 for a York. The guy is a young guy who has 6 yrs experience and opened his own shop 2 yrs ago. I liked him too. Not the lowest bid but I feel comfortable.

By the way I am in Richmond, just South on 95

Shop and moe them ern your business t a price you like. I Lao m citing as my own PM on my jobs, no GC.
