Hello to all!

I have an offer on a duplex in Ohio, inspection was done and the tiles in the basement are likely asbestos.

All of the forum topics I could find deal with asbestos that is not broken-

These in the basement however ARE broken in several places..

So I'm wondering if anyone has been in the situation and what they have done?

Should I ask the seller to remove the asbestos? Remove and check the rest of the house?

Should I not even bother and find another deal? The house is currently rented with two tenants.

My fear is that if I have the seller fix it.. they could still hold me liable for illness that happens later..  if it does.

Wondering if anyone else has been in the situation and what they have done? If it worked out for them or not?

Hi all! I am working on my first investment property purchase and looking for some advice from those who have traveled before. Buying a home in Ohio, current renter pays $1000 per month and wants to stay.

I want them to stay because they are a good tenant.

Spoke with my property management company and market rent is around $1200 a month.

I need to raise the rent to at least $1050 a month.. but $1150 per month is perfect for my numbers.

I know $150 per month is a big jump. What should I do? Can I scale it? Like some now, some in six months?  Should I just pick one number and let that be it?

wondering what others have done in the situation.

If it is encapsulated do you have to have renter sign like a disclosure?

or does that vary by state?

I'm trying to do some research on asbestos.

From what I can tell it's a split verdict. Out of all of the bigger pockets conversations and research.. I'm finding about 1/2 say leave it alone, it's OK if I disturbed, if you want to.. cover it.

The other half say take it out.

I'm looking to purchase out of state. Does each state have its own guidelines or are the regulations federal? It seems like it's both and I can't really make sense of this. If I'm investing in Ohio ..can I just find out what Ohio says I should do about it?

As a new investor and making a first purchase I was not in any way saying that I was trying to avoid due diligence.

I was actually asking for specific ways in which I could go about to do just that.

Thank you so much for your feedback. I have only read the reviews, not personally reached out to anyone.

I like that idea I will certainly do that.. They are Rent to retirement.. So if anyone reading this post has personal experience I would love to reach out to you and get some feedback.
