Its very hard right now to find something @Antonio Brussa

Is Cash flow or appreciation more important to you? I always have off market multi family properties that fit both criteria's in NJ.

Why wouldn't they lend to you?? Must be a location thing, i can get heloc all day long here in NC

 You can easily get on your primary. I'm talking about heloc on investment rentals. You can get those easy in NC? If so what are some names, may be they have them in jersey too.

Start practicing with analyzing some rentals. Deals are tough to come by right now so you want to be good at analyzing the deals so you're ready to go when they come up.

If you find one, tell me. It is very hard to find a bank or credit union to lend. I did hear about one down the shore that would do it on a larger portfolio.

Congrats on growing the portfolio. If you try to swap the houses you own into the LLC you are going to have to pay for closing costs again. Your portfolio is still small so just get a larger insurance policy vs putting the houses in an LLC. If your lender will allow you to close in an LLC then do it but most don't. Hope this helps.

I've had this happen twice. Both times I worked with the children on removing items and working with them the same way I would have with any other tenant moving out. 

All depends how big you are and how many units. 11 Doors isn't big enough in my opinion to use one but up to you of course.

For our business we used Rentec direct which was fine at smalls scale and for the price but many deficiencies and now use Buildium and mostly happy.

Few thoughts here: 

1. Make a spreadsheet with all your debts and all your income. 

2. HELOC changed and kick started my investing career however you need to use that HELOC to get you some big wins ie a flipn or wholesale or BRRR vs just buying a rental with it. It'll take you too long to get that HELOC paid back if you just buy a rental.

Without knowing your full situation that is my quick insights.

Congrats on the stressful reno ha.

My sister company installs windows. Depending grids or no grids and some other upgrades in the windows we normally charge between $600-625 per window which includes labor and materials. Do the math and that's half the price. Ramapo Property Group is the company if you want to check it out on Google.
