Welcome, @Jeremy Brooks to BP and also to Greenville. So many new people to the area - including my husband and I who just moved here a few months ago. I'm new to REI myself and have found the BP podcasts to be a fantastic resource, as are the forums.
I'm in the midst of getting my own residence set up right now, but am looking forward to getting to the local CREIA meetings soon....maybe I'll see you there!

Welcome to BP, @Russ Mortland! My husband and I are new to Greenville - also from Maine (mid-coast) and so far are really liking it. My husband was here over the winter and I just arrived a month ago, just in time for spring. It's just amazing to see everything coming back to life so early in the year!
I'm new to REI myself and still learning about the local market, but if there is anything I can do to help you and your family when you get to town, please don't hesitate to ask!
P.S. The BP Podcasts are a fabulous resource for learning about investing. I've listened to them all and would highly recommend....

@Mark Vejnar - Welcome to BP and thanks for the post. I'm new to Greenville and also to real estate investing myself. My original idea had been to buy singe family homes to rent, but I'm having a hard time finding anything in Greenville that seems like a good deal so lately I've begun to think about mobile home/RV parks as well.
I plan to attend the upstate CREIA meetings -- hopefully I'll see you there!

Hi Vincent! Welcome to BP! It's great to hear of another person discovering this gem. I hope you'll listen to the podcasts, which so many members, including myself, have found a priceless education!

Sorry for the dumb question, but if you've got $500K stashed in savings, why do you even need a loan? Isn't there anything out there that you could pay cash for?

There has been some heated debate in the forums and blogs recently regarding the infamous "$30K pigs." The argument, as best as I can ascertain, seems to boil down to whether it's possible to cash flow, long-term, on a SFR that doesn't pull in at least $1000/mo due to CapX. Is this true? Fellow BPers, please weigh in with your experiences.
