Matthew - DO get yourself onto the BiggerPockets podcast (under the Learn tab) and start listening from show #1!!! I'm new to investing myself and have been working on getting educated for a few months. I've listened to a good 60 shows now and I've got to say I haven't found any better way to learn. I particularly like the fact that, in listening to so many different voices from the community, I can see the consensus on what tips and techniques most investors utilize. At the same time, it is inspirational to realize that REI isn't a "one-size-fits-all" endeavor - everybody's story is unique.

I'm glad to see SC on the "inbound" list - I'm one of those very people migrating there! In my research I've seen that the population in the upstate SC area has been climbing steadily over the last several years - even exceeding growth projections. It's nice to get further confirmation of that.

The question of whether to get a RE license is something I've also been considering, so this discussion has been very helpful in bringing up some of the pros and cons and points to consider when making this decision. Can anyone tell me what the costs are to maintain the license year after year? I don't think I'd really want to use it to sell so much as to gain access to info faster....

@Ben Leybovich Thanks for laying it on the line, Ben! I'm relatively new to the BP community and have been going through all the old podcasts - I've now listened to two that you were on and thought they were both outstanding. I can really relate to your conservative buy and hold approach.
Without level-headed individuals such as yourself to prepare new investors like me for the rough road ahead, it might be easy to get discouraged and give up in the face of obstacles. Instead, I'm going to make it my goal to forge ahead this year no matter what comes my way!

I'm going to go ahead and say this -- I think the pictures are very unappealing. I have no knowledge of the local market, let alone the neighborhood (though bars on the windows generally don't bode well...) that these properties are located in, so I don't know what your competition looks like. But the place looks very low-end. The first picture is highlighting a dead stump in the foreground, and the second, and giant gap where a stove should be. Was this really "turn-key" without appliances?

A real estate agent isn't "tying up" a property when listing it on the MLS or putting a for-sale sign in the yard the way you are, as a wholesaler, when you put the house under contract.
