Looking for some wisdom and advice here from all of the real estate experts out there on creative financing. I am really intrigued to learn about subject to's, wraps, seller financing, lease option etc. 

It is confusing and not a lot of step by step info I could find on this topic.

Hi all,

I subscribed to a local legal newspaper that lists Notices of default and Trustee sales. Everyday there are tons of addresses being posted. My question is should i mail a letter to all of the homeowners in default or find out how many of them actually have some equity and then only target those homeowners?

Well if you'd like I can message you some info on a single family cash flow property. 

This mobile home sits on a 7000sf lot. It's in terrible condition to say the least. It's in a small town of Taft, CA. There are possibly hoarders living in it. Roof leaks there's hole on one side no cabinets no appliances. Over grown grass. Lot is zoned for manufactured homes. My question is will someone still be interested in it if I get it real cheap. The lot itself is worth 10k Can the mobile home still be salvaged? I doubt that though.

I wholesale myself and occasionally i come across properties that are in fresno or visalia area. And i'd like to send them your way for a 50/50 split. if anyone interested just shoot me a message.
