Maybe you can be a passive investor where you invest in other folks deals via realty shares or any other hard money lending companies. They do all of the due diligence to make sure the deal is solid and you can start with a $1000 to get the feel for it. I believe you earn anywhere 7-11% return. I am looking at doing this myself.

Hi Guys, We are looking for properties to flip. From 1 to 4 bedrooms. Preferably west if 99 but if good enough deal then east of 99 is ok as well.

i'm want to know if there's a company i can use to mail small number of letters that isn't costly. i'm looking to mail to folks with expired listings, nods, trustee's sales, moving sales, tenant evictions, probates. i usually get about 200 addresses i'd like to mail to each month. just wondering if theres a cheaper service i can use. is stamps.com suited for that?

I know a seller who's very motivated to sell his mobile home in SW Bakersfield at almost 50% below market value. If anyone wants to get more info just PM me. It's located in a very well maintained mobile park in a nicer part of city.

I like this 8 unit multi family apartment complex. It's listed for $430k, total rent is $4640/month. 4 units are 2/1.5 for $630 and other 4 are 1/1 for $530. Built in 1985

What would be a good starting point for negotiations.
