Hi @Ken Barrett Looks like you're the expert in laundry business and I've been reading some of your posts.
I'm looking into buying one and have a couple of questions.
The machines in this particular laundromat are 10-11 years old. Whats the average lifespan of these units?
How much does it cost to replace one of them? I sure it varies depending on the size and brand

Great flip opportunity in a well-established neighborhood. It is a 4 bed 2 bath 1676sf house with attached two car garage next to large department stores and restaurants as well as Bakersfield Country Club. Approximately 10 year old roof, dual pack and stucco. Kitchen cabinets were replaced around the same time. In need of new flooring, inside paint, patch some holes in walls and update bathrooms etc. Some windows are single pane.
Approx rehab cost $15,000
Estimated ARV $190,000
Purchase Price $140,000
90 Day escrow plenty of time to get your finances in order. However, don't wait too long to lock it in.

Thanks, @April Crossley
I was thinking of just walking in their firms and make a pitch. I suppose mailing a creative letter is a great idea. You are correct they can't accept referral fees I've just found that out.
Have you had any leads from it yet?

Maybe start off by being a real estate agent with one of the big brokers and you'll learn a great amount plus getting paid at the same time if you do acquire listings. Or, be an escrow officer or something related to real estate where you can learn and network at the same time.
