Hi all The seller thinks the house is worth 4.5M after repairs and selling it for 2.0M. House needs about a Million to finish. It's a newer home and hasn't been finished being built. The comps are few and far between since this house is huge 10k SF. The only way I feel like to determine the ARV is to get multiple appraisals. How would you guys go about putting an ARV on a house like this?

Hi Jenifer, I started wholesaling by reading Nick Ruiz's book Flip it's full of actionable tips and a quick read to the point. I would also recommend you check out Michael Quarles's podcast he teaches wholetailing and negotiating skills, you will learn a tremendous amount.

Hi all, 

I'm making a list of attorneys I want to approach for referrals who specialize in wills and estates, divorce, bankruptcy and among others. Main idea is lead generation if they have clients who need to sell a house the attorneys can refer them to me and in return i can pay $1000 if we close on the house. 

What pointers you guys can give me on how to approach them?

You can pull a list from listsource of all of the duplexes in a specific zip code and narrow them down by equity % and any other criteria you desire I.e absentee NOD market value etc. then reach out to the owners.

I think BiggerPockets has a section where you can look up for reputable turn key companies and speak to a few of them. They already rehab the house and have it tenant occupied. But, make sure you do your due diligence on the company itself, quality of rehab and tenant qualifications.

Go on open houses talk to realtors ask them about rent rates in the area what kind of repairs are necessary to sell quick in that particular neighborhood. What kind of concessions are being offered. Walk the property as if you were inspecting it for repairs.
