I will be using the 70% rule minus any repairs. In that sense it will be like any other house I buy. Only issue is finding out how much they owe and then pitching the best solution for the homeowner so they can benefit from the sale also. Also, how to Negotiate with the lender when they have zero equity.

If there is enough equity left after paying off any outstanding loans Leins or judgements and the buyer agrees to sell for below market price then I don't think the bank needs to be involved since they'll get their money back after we close.

Unless, the homeowner owes more than what house is worth then yeah it'll result in short sale. For that, should I just hire an agent experienced in short sales so they can handle all the tedious work?

Pretty much what the subject line says..

What elements do I need to pay attention to see if a pre foreclosure property can yield profit. And is realtytrac a good source for pre foreclosures?

Basically I want to learn everything about it and feel confident about my numbers before I start knocking on doors.

Any bit of advice is appreciated.

I'm in California if that makes any difference.

Im going to start targeting Lancaster and Palmdale area for wholesale and fix & flip deals. 

Do you also invest or do business in that area?

it's better to get started in Sacramento, you'll have your license in next 6 months. By the time you are ready to move you'll already be ahead of the curve. And you can still invest and analyze deals in CA from FL by using your CA license.

I thought that was whole concept of wholetailing right?

Selling the property at retail price. It doesn't need any repairs, maybe new paint and some landscaping.

I always hear someone investing in apartments complexes or retail office buildings. However, very little conversation on Hotels and Motels. Why is that?
