Is this a city inspection thing or county too?  I haven't heard of this, thought it was only section 8.  Kind of big brotherish if you ask me.  How many other cities do this?

Jasmine,

Go to your bldg. dept & find out what dwgs. you need.  Here in Cali you'd be in big trouble  if you did that without structural dwgs. They would red tag you & probably double  (maybe triple) your fees.   But bldg. depts vary from state to state big time!  So be careful & Good Luck!

Welcome to BP.  Tyler looks like a great place to live (checking it out on google earth).  Especially Lake Palestine!  What do you know about the area between the Lake & Tyler (Hwy 31 & 155).  Maybe check the cities plan for development and get in front of it.  I would think people would will to live closer to that lake.  Just my 2c...

Brennen,

Could the Design & character of this house accommodate opening up the kitchen to the living room by taking out the top half of the kitchens right wall & turning it into a counter top (like Tom V. suggested)?  I think that would help for entertaining as well as bringing more natural light into the house.  Also I would make that fireplace more of a focal point, maybe with a cool wood mantle that matches the new floor.  Good luck!

ps. I have access to architects & engineers (I'm a draftsman), but I would only hire a structural engineer if needed, your getting free architectural advice right here on BP!

I'm half Puerto Rican, never been there though... someday!

I would try to get my Masters AND invest in RE. You could use your real estate experiences in your classes/ studies and/or thesis. If not an option I would get my RE license, get a mentor from BP & go to town in Florida! You have an office w/ employees, you already have a head start on your team. Finish developing your team & use that development as your Masters program, let your mentoring be your Masters program. I think getting into the trenches now with a mentor would be a great benefit to you. Keep reading this site, go to a BP meetup, go to REI club mtgs. Soon you'll have a ton of advice & you'll have a better idea of the right direction to go. Oh, one more thing, find out what books people on this site are reading & read them fast! I ride my bike around my neighborhood here in Sacramento & I often see the house with the long grass, beat up car, dry rot, etc. and think "that looks like a flipper".  But I have no clue how to deal with distressed looking properties.  How do you guys market to a distressed property in your neighborhood?  Knock on the door, mail them a letter?  Do you do any research on it first to see what's going on with it?  Thanks for time.
