Cash for keys. Offer him some cash if he has the place empty by a certain date. Do not pay up front.

you could consider taking a loan from it. if you fix up your home then you could refinance and pay it back quickly.

Good post, sorry I missed you on your last trip here. I assisted a fellow BP'er from California purchase a SFR near where I live in Willoughby (eastern suburb) a few months ago and he finally has a tenant in place. To get a 2% deal around here nowadays, you really have to do the rehab for find/offer quick if one comes on the market. Lake county has been hot, inventory has been low since last year so everything has gone fast. My gf's aunt just sold her house in Shaker last week. Purchased for 120k in 2015 and sold for 175k with barely any work done. The buyer put a 40k EM deposit down and offered over asking to ensure he got it! Even though taxes are high in that area, it is still low inventory and hot.

I agree with your synopsis on Detroit shoreway/Lakewood areas. Trendy parts of town are getting interest lately. It seems most of these areas are close to downtown or to the west. Out on the far east side where I am it seems to be mostly suburbanites and less trendy.

I agree! I was looking to buy in DTW, but found a good buy on my duplex over near Lowes. It is close, not a quick walk to DTW but a 5 min drive. I did the house hack with an FHA loan, just moved in. I am originally from Oregon, OH, which is east of Toledo. Went to OSU for 4 years and I moved over here in 2011 for my job. I work up at the airport in Richmond Heights.

hey @Kyle Plants, welcome to the site! I am local, I have lived in Eastlake for 6 years and just recently moved into a duplex in Willoughby that I purchased. thank you @Herbert Reihner for mentioning this meetup, I had no clue! I wish I could make it tomorrow but I am currently cleaning out the house that I was renting in Willoughby off lost nation and need to be out by the end of the month which is tomorrow so I will be busy. I will definitely be there next month.

I would not charge them the monthly $25 and take it as a lesson learned. If you were the tenant and your pet had died, think about how you would feel in this situation. You can use the regular security deposit to cover any damages if needed.

Assume the worst and run your numbers using that assumption. If they do not immediately re-assess, then it may happen at the next scheduled county-wide reassessment. Ours happens every 3 years.

I got my license a couple years ago with the intent to just use it personally and I am glad I did. I help 2-3 friends/coworkers a year and it puts some extra change in my pocket. Plus, like mentioned above, there is nothing better than seeing a home pop up for sale and being able to be the first person in it, and first one able to make an offer.

I believe you have to wait until next month. You should never accept partials, but I think you already know this by now :)

If you 'go to sell in 2-4 years', and live there now, then you will meet the rule.
