@Brad Reiner yup get ur foot in the door. I rented my 1st one in Cali and negative every month. Now I’m making $1300 a month on that same property 2 years later.

I have a property in a great neighborhood between SD & LA. Great schools, parks, etc, etc..
I have a tenant in place that signed for 2 year lease. About a year and half left. Currently renting for above market value at $3,800 per month.
I would like to sell the house and secure the equity. But am I realistic in my price? Zillow says house is worth $700-$730K. I know that if it were sold in open market, I could probably get $750K+ for the home.
How much would you sell the house to an investor take over for compared to retail? On 20% down, I think that leaves $500-$600 cash flow on a nice updated pool home in California.
Someone offered me $500K for the house.. That means missing out on up to $250K lol. I had to regretfully pass on this awesome deal.
Also, where would one find investors to take over the property & honor the lease?

I have 2 SFH in Southern California. One is cashflowing $1,000 and the other only $100. I have about $350K in equity in them.
Thinking about selling them and buying a car coin operated that will cashflow around $5K-$7K per month
I know there may be some good appreciation in the next couple of years.. I've even read articles where a CEO of a large bank is expecting home prices to increase over 20 percent in 2022.
Would you guys make this move? I'd lose out on all that appreciation and in exchange I up my cash flow from $1K/month to $5K/month..

Thinking about their Heloc credit card specifically. They are saying it is faster process than traditional heloc and no appraisal needed. Any of you guys had experience with this company or the credit card heloc?
