Hi,

If I were to borrow hard money for rehabing a house that would take about six months to rehab before it can be turned into rental, what are some of the avenues for hard money loans with lower interest rate and favorable terms from an investor point of view?

Appx. what would be the interest rate one should expect to pay on about $150K loan?

Hello,

I am in escrow for a property requiring major rehab work. My intention is to rehab it rent it and keep it for the retirement so not planning to spend a lot of money upfront, even though the property has a lot of potential. 

I am able to find general contractors and architects from houzz, homeadvisor and yelp. I am going pretty much based on the reviews off of those sites however I have also had experience with some other hires in the past where they have stellar reviews from friends and family but the job was bad to mediocre at best. Hence, it is important I interview them and find the one I feel may do a good job. 

I have two questions

1) Do I need an architect or a general contractor? 

2) What kind of questions should I ask rehab architect/contractor?

Can you get HELOC on your secondary home? if not, how else can you tap the equity in your second home without cashout refinance?

Yeah I will ensure that but just for my knowledge. In case, if they are not paid off for what-so-ever reason can water district or utility company ask new owner to pay them and/or penalize them?

Thank you for your response. In that case, any guesstimate on how much should I expect to pay to replace entire electrical throughout the house since house will be taken to studs anyway.. The house is about 1700 sq. ft. with 3 BR, 3BA, living, kitchen.

Hello,

What can I expect to pay for the replacement of breaker panels in Northern California? From what I gather Zinsco/Sylvania panels are faulty and should be replaced to avoid any electrical hazards.

Thank you that is a good idea. I will try to contact the water district and see if we can do something like this. I know the rehab cost quote is pretty high, but again this is a property in CA in a desirable location.
