@Crystal Smith - These details are very helpful and your approach makes a lot of sense. Is there a reliable place to estimate the after repair value? within BP community? This is something we'd need to educate ourselves on as it would help (in my mind) as we analyze different properties from the beginning.

We are in the early stages of developing a budget to purchase a 2/3-unit MF in Chicago (Andersonville/Edgewater). Does anyone have any insights on how much we should budget for cosmetic rehab (i.e kitchen/bathroom upgrades, etc)? We would like to be able to establish a healthy target to save for the downpayment, closing cost, and rehab so we have the funds we need to do the work that needs to be done.

Any general rules of thumb or general guidelines would be extremely helpful. Thanks!

You should definitely check out the Chicago RE Investor group that meets every month. You have some great locations to start off with that you can begin analyzing deals, best of luck!

Thanks for the kind welcome! Plan to definitely check out the monthly investor Meetup.

@Jonathan Klemm Thanks for the warm welcome. We are focused on the Andersonville/Edgewater/Uptown area at this point. Will pop over and join the Meetup you shared to learn more about the events you all are putting together.

Looking forward to learning more!

Hey community members -

I'm excited to have joined the BP community! Thought I post a quick intro to start getting involved with the forum.

My partner and I have decided that we want to get into real estate to expand our investment portfolio and we believe house hacking is the best way to get started. Right now we are focused on educating ourselves and connecting with others that have a passion for real estate and/or experience house hacking on the north side of Chicago. Our focus is on 4-unit multifamily buildings.

We are really excited about the journey and look forward to learning from others in the forum and other area events.

Hey -

We are in the early stages of looking to purchase our first house hack and I am considering becoming a licensed real estate agent. Not looking to actively sell real estate more focused on the education and having access to the tools that an agent would have. We plan to still use an agent for our purchase and let them handle that side of the transaction.

Any thoughts on whether obtaining the license here in Chicago is worth it while we gear up for our first house hack?

Looking forward to any thoughts/advice.
