If the numbers work, then they work. A couple questions to ask yourself. Have you tested the cash flow in reduced rent environments? Do you have more than one exot strategy? Even in a down market, if it cash flows then the property was a win! I wrote an artie on the subject:

Hello all,

I am based outside of Houston and very interested in MF / Apartment investing. I have completed a good bit of research via books from gurus which provide a 10,000 ft. view of the process but not necessarily a step by step. i.e. where do I find owners of MF to contact, if I find a motivated seller, what is the legal setup (syndication first, or LLC?), etc.

I'm fairly confident in my ability to close a deal if I'm in front of someone, and, I can find funding, but the order of the process is intimidating.

Any advice?

Thanks all for the advice. My concern is that my list is off, or timing?? maybe something with the cards, I'm really unsure. but, going to increase to 2500 per week and keep going.

Hello,

I'm a beginner in wholesaling. I'm pouring over the threads for advice on direct mail campaigns as I've just done 5000 postcards with only 6 call backs. (2 remove my names). 1 bankruptcy, 1 pending deal, when she returns. 2 no deals.

Targeted at 1250/week: expired listings/ foreclosure - auction/ foreclosure - auction / expired listings

Would like to venture into an additional marketing avenue as well as direct mail, but absolutely need to get my callback numbers up to a reasonable number.

Any advise is welcomed. Also, any advise on what I should do (bandit signs or website) as additional marketing avenue / next step. Hoping to generate 50-100 calls per week ??
