Good luck man!  I think the best thing you could do is offer to run a deal for a small fee for someone with money who has some experience in real estate.  By doing that, you get lots of hands-on experience, but you aren't left to figure things out all on your own and aren't overly risking the investors money as they have some experience and will be watching over the deal.  After doing 1 or 2 of those you should be ready to start buying with multiple partners who know less than you!  Good luck and if you ever want to chat about the Fresno market I'm happy to help!

I think this is a positive move for Fresno.  I had my doubts when it passed in the city council because these regulations weren't new, they were just un-enforced.   This time around it seems as though enforcement is working.  I invest downtown and I've watched slum properties get improved rather quickly.  I do believe you are right @Michael Zuber and that it will cause rents to go up in poor areas which could hurt some people who simply can't afford higher rents.  I also think we will see a lot more gentrification with young professionals moving into parts of town that were previously low income and the current tenants being pushed out into the farm towns where rents will be similar to what they had in Fresno prior to enforcement of these regulations.

hey @Jake Snavely .  The basic rule is that 93706, 93702 and 93703 are the C- or D area's in Fresno.  93701 east of Blackstone is also a C- area.  93727 is nice the farther south and east you go, but not really the other way. If they are in those area's you wouldn't have access to decent public schools, but the nearby charter schools are pretty great.  Crime is higher as well.  You can always send me addresses if you are curious.

20% COC is harder to come by, however it is possible if you do a flip and hold. Message me if you want to discuss more.
