Hi all,

I'm looking into buying a group of condo's for sale in a complex where there is an HOA. Normally I wouldn't think about working with an HOA but all of the condo's are owned by investors so the HOA board is made of of investors rather than tenants.

Depending on cost of HOA dues could this be something that is ok to get into or should HOA's be avoided all together regardless of who makes up the board? thanks.

I have a few friends that live on the North side in the new center development, near Riggin and Demeree.  they really love the area and the schools (they all have young kids)

I'm about to purchase my first MFR in Fresno. The math says I should have a cash flow of about 10k/year after debt service on a 340k 7plex, so yes, you can get good cash flow here. Let me know if you need someone to show you around.

I'm currently selling my half of an SFR and will be re-investing that into either a few SFR's or an MFR. A few investors have told me that here in Fresno and the Central Valley, for SFR's the 35% rule is more accurate than the 50% rule and for MFRs the 40% rule is more accurate.

Any insight on this? Has anybody else in my area experienced simular? Or has the 50% rule held firm here as well?

Hey BP nation. This is my first post here! Thanks for all the great info so far. I came across a SF for sale in my town, Fresno, that is situated on the north side of a large lot. There is plenty of room for another home of similar size (approx 1600 sq ft) if the city allows me to split the lots. Has anyone had experience in building a simple, quality home to hold and rent? What is the ratio I should aim for as far as cost to build to overall worth of the home when finished? What questions do I need to be asking? Thanks in advance!
