you don't need to go out of state.  the central, south and north valley still have some great caps.

Hey Lena, I'm currently doing a 1031 in Fresno and found some great properties above a 7cap.  I agree with @Yousif Abudra, this is a great place to look higher cap rates, especially in MFH.

Also (you didn't ask me this) but in short, my thoughts on the Fresno market is that it all depends on how soon all the new construction goes up.  We are in a shortage of entry level SF's right now so prices continue to rise and homes fly off the shelves, especially in the 175-290k range.  So, if new construction goes quick and gets entry level homes available we will see a better balance and prices may level off.  In the long term, I believe families will continue to move to Fresno and clovis.  We offer a lot for the cost of living.  Another place that is one the rise is Visalia, CA, just down the road a bit.  It's a good place to keep you eye on.

@Hau N. good questions.  remember that even if you are ok with losing a bit of money very month, all it takes is a broken AC or big water leak for you to lose a lot more.  I know you mentioned above that better cash flow exists in area's you don't really want to deal with, I own a property in a "management intensive" area but i have a great manager, I have less headaches than some of my friends who manage a SF themselves in a nicer area.  feel free to give me a call or text anytime, would love to share some local resources with you that may make it easier.

Hey @Charlie Parce, I don't know much about the SF market but I can tell you that Fresno has been really good to me and my family over the years.  We've attracted A LOT of bay area investors over the last few years because of the lower barrier of entry.  We have a lot of property managers who work really well with out-of-town owners for that reason.  If I can help further or if you have any specific questions you would like to ask about Fresno or the surrounding area please don't hesitate to PM, email or call me.  Have a good one and good luck!

I agree with @Max Gradowitz, Central Valley investments have been really good to me and my family over the years.

good to see you on here @Joshua Rustvold.  I've been buying properties in Fresno for the last few years and appreciation has been excellent.  Additionally there are some great property managers here.  Fresno has attracted lots of out of town buyers, especially bay area, because of the lower entry thresholds.
