Thanks @Michael Simler.  Are those companies mainly long term rental companies or vacation rental companies?  I have little experience in the vacation rental business and would assume certain companies are experts in 1 area and not both, but I could be wrong. In your experience does distinguishing between a vacational rental agency vs a long term rental agency matter?

Hey all,

I'm looking for a recommendation for a good vacation rental manger in the Santa Cruz, Capitola, Soquel or Aptos area of CA.  My wife and I are looking to buy a property there to use ourselves and to rent out.  I will be in the area this weekend, July 24-26 and would love to sit down and discuss.  Any names that you have used or are currently using would be very helpful.  Thanks.

Whats up Ryan, good to see you on here.

As far as good local banks I've worked with Tom Anderson and Security First here in Fresno. I don't think they will do an SFH though, they like 4 units or higher, but you could try them. Another guy you could talk to about financiing is @Brian Werner at Omni Fund.  He was really nice to work with on my last deal, but he's a lender not a bank.

From what I understand, if you are going to buy and hold in north Fresno/clovis right now you are more so playing the appreciation game rather than cash flow.  i think your assessment is right, higher returns come with higher maintenance clients in our area right now.  My broker told me recently there is a shortage of everything on the market currently so everything is going for a premium.

@Mark Mosch I think he'd be great.  I know he and his family have owned and operated large complexes in the past.  I'm not sure if he still has them or not but none the less he has the expirence.  He'd be my first choice but If he doesn't work out I can give you some other names I've heard.

@Christopher Cooper hey Chris. I use Lawvex in clovis.  both partner (franklin and gary) are experienced real estate and estate planning attorneys and are both investors themselves.  if you decide to work with someone local (and I advise you do) I would go with them.  good luck!

hey Christopher. I've used John Berg at John Berg Realtors for 3 deals now and have been very happy. He is a commercial and residential buy and hold investor personally and so he knows what to look for. He has quite a bit of knowledge in other areas of REI but that's what he's into personally. I've always had good luck with Ken Savage at Savage and Company in Fresno.  However, he's not a Real Estate CPA specifically.

I don't know a lot about it but it looks like they could wrap all your properties into one loan. And since Two of them are paid for, the equity in those homes may allow them to all be refined together.

Hey Everyone,

i was chatting with my broker today about a commercial property that I wanted to make an offer on. The plan was to raise the funds from investors after the offer had been accepted.  My broker told me that as of Jan 1 the new PA contracts have to show the money available-in other words, the funds all have to be ready to go prior to the acceptance of the offer.  this seems incredibly difficult to do since it would mean having the investors money in place without the deal wrapped up.

has anyone else experienced this issue with PA's?  what the best step by step process to present to an investor without a deal in escrow yet?
