you can find those in Fresno with a little hustle. there is less available currently since most investors aren't selling due to high cash flow, so like i said if someone with 1m to put down is willing to hustle a bit and knock on the doors of the owners, they would do pretty well.

hey Krisy, love that you are setting big time goals.  I've had really good luck in fresno, MFH's in good areas go for bout 100k/unit, if you look more towards downtown (which is currently being revitalized) you can buy nice properties for 60-80k/unit that have a bright future.  Let me know if you'd like to chat more about fresno opportunities.  good luck!

that's an interesting strategy.  The area along the 99 in fresno isn't that great, until you get north of herndon ave.  If you do buy along 99 in the way of progress make sure it is north of 99 or garenteed to be in the way of where they are moving the 99.

New home builders are doing really well right now.  The inventory is really low.  They are doing so well right now that we see them paying agents less and less for bringing clients.  as far as price range, the new homes that are really selling are at a max of about 350k, going higher than that will make them sit for a while.  check Lennar's current builds as well as De Young, Bonedelle, and Granville.  That will give you good idea of what they think will be selling in Fresno over the next few years. 

where is the land?  @Eddie Rodriguez is right, 500k may sell if it's in the right area

Hey Christina, welcome to CA! I've lived in the central valley my entire life and love it.   Getting your license in CA isn't too difficult.  I used Allied schools to study and passed first time.  Fresno, where I am, is a great buy and hold place.  We are in a non flood and non fire zone.  Our residence have access to the beach within 2.5 hours drive, mountains with a 1 hour drive and housing prices are WAY lower than beach areas.  Let me know if i can answer any specific questions for you.  You can message me anytime.

Hey Dan, congrats on starting your journey into RE investing.  I've had good luck in Fresno personally.  6-8 caps aren't hard to find here, but like anything else there are a lot of 6-8 caps you may not want, so you will still have to go through 20-30 deals before you find the right one, but that's all good.  In Fresno i'd stick to downtown or tower district, they tend to have the best rental markets for the area as far as caps and quality of tenants.  Most of the people that want to live in those areas are also life long renters so your turnover is less.  There are a few places on the market right now that I think are pretty great.  If you want to talk further about fresno, area's, etc... just let me know.  You can message me anytime.

Hey @Yang Vang, welcome to the Fresno RE market! From what I gather you are looking in the tower district and fresno high area, is that right? That's a very strong rental market in Fresno. I've experienced some of the same issues with cash flow in SFH's which is why i went to the MFH market, but it is doable as i've seen people do it.
