it's more up to the person that holds the loan rather than the broker. if you don't follow FHA guidelines for the time living in the home prior to moving out they could call your loan, usually, they'd do a title search if they did check. but honestly, it's up to them rather than the loan broker. you can always just ask the lender what the terms are for the loan, how long until you can move out and buy another principal residence, etc.... but after that it's up to the organization that holds the loan to enforce anything. good luck. feel free to message me if you want more loan referals.

@Rodrigo Cazares Ornelas good for you man!  good job getting started.  Your first deal is always the hardest and it's all downhill from there.  If you'd ever like to talk fresno RE i'd love to chat.  house hacking is a great way to start, I just helped a guy do that and he's doing really well!

hey @Edith Alvarado de Cortez I think you do have to bring something to the table but it's not always money, it can be hustle, experience, connections, etc...  Real estate investing is about solving problems, sometimes for sellers, sometimes for investors, sometimes for tenants, etc...  when you can solve someone else problem such as if an investor needs to place funds and you are able to help do that you are bringing something to the table and you get a piece of the deal in return.

is it in pinedale?  if so that would drop the value quite a bit.  130 spruce?  be careful in that area, it's a bit rough.  i havne't looked at rent comps in a bit for pinedale but i can't imagine you'd go much higher than 1200/month/unit even in a 3 bed, but maybe.
