I had a client recently who was in the same position. $500k goes a long way in the Central Valley, most of the time you can buy a duplex or Tri-plex for less than that or a 4 plex that needs a little rehab and has some value add opportunities. hey Paolo, short term market is pretty good, it was better during covid which was really high and that's what most people compare it to. Most of the time you can plan on about 50% occupancy and rents anywhere from $80-$150/night depending on size of the home. Good questions to ask as you are starting out. If it were me I'd start where you live, it's much easier to get experience when you can be really hands on. Then, after you have a good grasp on what you are doing begin looking in areas you think the cash flow is better (if that's the case). Good luck!

@Gursimran Singh congrats on finishing out your first house hack. There are a few really good ones in town and all have different strengths when it comes to class of the house and area. I use Neighborhood property management for my MFH, I've also had clients use Regency who are really good in C and below areas. @Yue Lehman mentioned Managex, I've never used them but I hear they do a good job. @Daivic Vora great question. I agree with @Daivic Vora in that it's better to have different agents in different cities and areas you are looking into. Real estate is a localized business and using an agent out of the area of where you are purchasing is only useful if you know the market already. But if you are looking to gain expertise on certain areas, having a local agent is the best way to go. Good luck and let me know if I can answer any questions about Fresno!
