Leave the IRA alone.

Double down on paying off consumer debt with getting a side hustle on top of your main gig.

Get real uncomfortable in the short term and you’ll get the debt paid fast. 💯

Hey! 🥳🥳

Just a few suggestions.

If you don’t want to return to w2 job.

I would...

1. Get your real estate license.

2. Join a brokerage

3. Use commissions to live and fund your investing.

4. I like the buying a property portion where you get paid to buy investments. Starts you off with safety net money out the gate.

My strategy——

1. Get your real estate license

2. Use commission from purchase as reserve funds. Average house price is over $200k here.

3. IMO 3-5k reserve funds per asset.

This post is about 4 months.

I do get where should are coming from though.

If this deal does come together.

It would profit just the way it is as 3 unit commercial building. (I need office space anyways)

The area is primarily residential which leads me to speculate 🧐

Which it wouldn’t hurt me either way if it didn’t get rezoned.

It’s a win win IF the deal comes to together. 🙌🏼

As much as I would like to blame COVID and high demand for the rising prices.

The price of materials has sky rocketed due to poor policies by the previous administration.

Tariffs are not “free market” friendly and have caused materials to sky rocket.

Now instead of having to compete with other companies.

US material companies are now monopolies and charge what they want.

Low inventory = high prices

The difference in this situation is these companies are trying to make a quick buck with and drain builders & investors dry.

IMO.
