Are the other 2 planning on vacating in 3 months? Could you take the cash and ask if they know anyone who would like to move in? That way you'd get someone suitable to them that would then just need to pass your checks. I

as far as I understand, you have to intend to live there for a year. And can move if your job situation changes.

On mobile and taggingis wacky but 27k is more than enough for your first multi unit. Look into doing FHA loan for 3.5% down or a 203k loan for 3.5% down and that includes repair money

IF you want to get into a duplex and cant afford/dont want to put down 20% and you'll be living in it, you can get an FHA Loan (or possibly a rural development loan) and put 3.5% down.

I did it on a 4 plex.

Read the total money makeover by dave ramsey, and follow the 7 steps. Sounds like you already have step 1 completed (an emergency fund).

Next step is paying off debt - when I was in your situation (55k debt) I started with the lowest balance first and it worked well. It took me 3 years to pay it all off. Good luck, and get used to telling yourself "no, you dont need that"

If you're looking for appreciation, Austin is it. If you want strong cash flow, think locally and stay in Houston.
