@Amanda Lawson not sure if this helps but I remember a BP podcast where the interviewee had CRM via "Podio" which he had tied into "Webmerge" which created the soft-contract auto-filling from his CRM.  He used "Lob" to actually send out the soft-contract automatically.  That might be more automation (and cost) that you're looking for, but it seemed like a good idea when it comes to scaling the business.

@Doug Haisten, good on you for taking action! I'll a little behind you still doing research and comparing markets and bang for the buck.  @Braden Smith and @Ray Lai hit it right, you want to be honest but tactful. You're going to get the hang-ups and agitated people, but that's just one step closer to YES, right?! I'm planning on doing a couple of FSBO "cool" calls (they are expecting buyers to call, at least, so it's not totally cold) to practice (thanks for that suggestion, Ray)

Just for interest, Doug, how many mailers have you sent out so far and over what time period & frequency?

I'm looking at starting a DM campaign soon myself.  Looking strongly at Yellowletters.com for their professional setup they got there and targeting via Listsource.  Currently, pricing it all out.  For a website, I've also seen good things with Lead Propeller and am looking to use them when I get to their part of the plan.  Best of luck and look forward to hearing how you're doing

@Amy Verges, thanks for the info! Yeah, I'll continue to look in BR for sure then. Saw what could be a potential in the Gradere area but passed on it. A word-of-mouth suggestion. The lists haven't produced any leads that seemed too fruitful that I've found so far. I'm thinking of including BR in a direct mailing campaign looking for SFR & MF. How have you been looking for leads?

So I'm considering buying that boarded up house (and maybe the one next to it too) located in a good area of town not too far from me... any pitfalls I should be aware of taking on a full-demo aspect of a deal and then new construction? This would be my first venture into new construction & full-demo aspect of real estate investing.  It appears to me that the foundation is sound (slab), but of course, I'll have a professional check that out and be getting multiple bids for everything for that matter. It's sitting on a 50'x100' lot which is typical here. The home is completely boarded-up, no utilities, and I imagine needs significant work.  The basic style of the house (brick/ranch-style) is out-of-touch with this micro area where new construction have been popping up all around on open lots mostly (2-story raised foundation w/ wood siding selling in the high 300's/low 400's is typical)  Haven't seen in a while folks going after in-place boarded-up homes, however.

I would appreciate any feed back and thanks!

@Danny Johnson, thank you very much! It's great to hear reinforcement.  Right now, I'm working on pricing out the major aspects to online and offline marketing with a goal to optimize time & money. Time is important to me too since I have a full-time job w/ the Navy and a family with a 1-yr old. I'll PM you here and look forward to discussing!
