@Sergey Tkachev what area in Sacramento? Are they typically sharing a larger place with one another or are the mostly one bedroom places?

It’s 50/50 chance of getting warm vs  cool weather. I would  head further south. Like Delray, Pompano Beach or Ft. lauderdale beach area.

Yes, team makes a big difference. 

Not sure about time factor and would have to better gauge this better as I like my free time too! Balance is important in my book.

@Joshua Strickland that makes sense. The other issue is that these are usually ending up being cash deals. So there is a high likelihood that going in with mortgage contingency will result in losing the deal. 

@Ken Boone I thought about that. My current str I have a management company take care of it because I don’t want another j-o-b. How much time do you think it takes to run a busy Airbnb effectively? 

@John Underwood yes, things keep going up and, of course, we don’t know how long this will continue. You are right, at some point you just jump in. I do like a parachute though… 😉

@Luke Carl some good points… spoke to an agent yesterday and he said he didn’t see things slowing down next year based on demand he’s seeing. My understanding is the 2016 Smoky mountains fire took out a good amount of inventory and building is increasing based on demand and prices continue to soar.
