High cash flowing 4 plex in Oakland County.  3-1 BR units and 1-2BR unit, full occupancy.  Each unit separately metered for gas and electric.  Tenant pays water bill ~$1,200 for the year.

Cash-on-Cash of 33% when purchased with financing, 20% down 30 Year Amz and 5% interest rate. 12% Cap rate

@Cara Lonsdale Thanks for the reply.  I did use the bid room for my material purchases for these rehabs.  The 2% rebate savings of $600 was in addition to the savings I received by using the bid room.

I found that the REI 2% rebate program to be extremely helpful in my last couple of rehabs. I spent over $30,000 at Home Depot and received a rebate check of $600. If you are doing lots of rehab and repair work, or own several rentals I would sign up for the program. You also get additional discounts on paint and appliances.

For simplicity I would just file your LLC in Michigan. Michigan is a landlord friendly state, it cost you $50. I wouldn't get wrapped up in filing LLC or S corp, or C Corp as out of state entities.
