I recently moved from Massachusetts to Florida. I am planning on building a portfolio of rental properties near my home here in Sarasota like I did previously near where I lived in Massachusetts. I may 1031 several times over the next few years and I have no problem with 80-20 LTVs or even 70-30 LTVs. I am looking for aggressive interest rates however, the last bank cash-out re-fi I did a couple of months ago in Mass I got at 3.5% and I'd like to find something similar here.

Does anyone know local banks in Florida that are small investor friendly?

Did you successfully close on this property?
I am seeing some houses that I am interested in for auction on auction.com, but when I google them there are 99% negative reviews it seems.

They don't make or break my company. Bad neighbors can be a good opportunity.

At least 90%. I would feel wrong if I had under 75% of my NW tied to RE,

Suprised no one has brought this up.... why is there carpet in a rental? I hate that stuff!

My tenants don't ask for these things because I set the tone from day one, but in this situation I would probably do it. As others have mentioned it depends on the tenant and how they have behaved.

Experience managing your own properties would be a plus, but an incredibly resilient positive attitude is also something you'd want to bring to the table.

Obvious answer, but spend as much time with the people I love as possible, and also document everything I've learned in this life for them.
I love working, but I can't promise to serve my clients if I know I will not be around in a month!

hahaaa.

Full disclosure I grew up in NY, and I love football but do not even have a favorite NFL team...just watch for enjoyment.

Growing up in NY I played a lot of hockey and I always loved Mass and wanted to live there when I "grew up".

There is just something about the Massachusetts lifestyle (politics aside) that I love and it's definitely home....but I'll never root for the Boston teams!!!

Hi BP!

First post after lurking here for a while. I enjoy the site and have been reading the forums for about 2 months.

I buy, sell and hold rental properties solely in Marlborough MA, and I am a pretty flexible investor who has some experience in lease options, wholesaling, private lending, hard money, etc.

I consider myself a property manager first and foremost as I concentrate a lot of my efforts into my 40 units in Marlborough. My "wheelhouse" and where I feel most comfortable is in buy and hold rental properties.

I do hold a RE salespersons license in Mass and I plan to become a broker in 13 more months.

I look forward to communicating with the active members on the site!
