I've was in a mastermind and it was a positive experience. I use the hard money lender that was a reference from the group, was a member also (Kiavi) https://app.kiavi.com/rl/45cc37b99bb5. There rates were 4% lower than the hard money lenders in my area and easier to work with. They had weekly calls (I normally didn't join). Networking is for sure a benefit. I've did JV deals with someone I met in the mastermind. I think it was $1200 a month and had 4 physical meetups a year. I stopped going about a year ago but may start going again.

Yes I would go to this area at night. It's more on the outside of the city. Probably a 10 minutes drive to fast food places and most other stores.

Also units are separately metered. I'd be putting 25% down and probably at 5%. Taxes $2600. The current owner doesn't have a property manager but I probably will.

Please let me know what you think. I have a seller that has a 4 unit he's looking to sell. Built in 1915. There are two 2/1 and two 1/1. The 2 bedrooms rent for 1k each and the 1 bedrooms rent for 900 each. The renters have been there for 15 years 10 years 3 years and 2 months. 2 of the units have been updated some about 4 years ago. The other 2 are more out dated. The seller is looking for 320k purchase price. Does this sound like a good deal?

I've also looked at them. The best advise I could give contact them and fill out a consent form. It may take a little time and they will send you an Franchise Disclosure Document. That will provide you with all the franchisee owner numbers. Contact the ones in your area and inquire about their experience. Also they will be able to tell you on average what they are spending in ad money a month to generate a deal. Some areas it may be 8k to 10k where other's may be closer to 10k to 15k (numbers for 2 different locations near me). Yes, you can spend less to generate deal on your own. Franchises are not for everyone.
