Hello,

I'll be packing up my biz in Tampa Bay this Feb and heading down to Palm Beach County. I don't know how far south of PBC my reach will be, but if your biz takes your north of Dade, let me know.

I'm a real estate agent so I'm always looking through MLS, I call expired multi family listings, I do mailings to multi family property owners, and am probably on just about every wholesaler's list in the area.

He's definitely knowledgeable. He went a little too fast through the section on running numbers, but other than that and the constant sales pitch for the Mastery Program he was a good instructor.

8% CAP

12% COC

1.6 DCR if a mortgage is needed.

I don't think there's a difference between a good CAP in Tampa Bay or WPB, but then again I don't know the market over there yet.

Good thread. I've recently decided to make the jump from single family to apartment buildings. I am in the super-competitive Tampa Bay area now and was considering moving to PBC since my girlfriend lives over there.

Thanks for your posts. I think I've learned as much or more from them this week than I did in the $1495 boot camp I went to and bought last weekend.

Hi Alina

I just attended this in Tampa. Just a heads up, you will NOT leave that event as an expert. 

They'll basically try to intimidate you and tell you not to try buying anything until you sign up for their $38,000 Mastery Program. 

That being said, I would have signed up for their Mastery Program if I had the $38K, and probably will after my next deal. The $1495 bootcamp you're talking about does include their home study course, and probably was worth the $1495 I paid for the home study course and bootcamp.
