I recently moved to Palm Beach County from the Tampa Bay Area after a successful year. I am going to assign contracts until I figure out which way to go.

As long as it cash flows and there are no HOA rules against renting it isnt bad.

I have my license and have never had that problem. As Wayne pointed out - letting the other agent double dip on the commission is a huge plus and gets offers pushed through more successfully.

Absolutely - I have mine and it allows me to make commissions on deals that I'd otherwise pass up.

Go to the palm beach co property appraiser's website and search by address. It will not only tell you the owner's name and address, you can even save the info as a PDF. I've copied/pasted some of the  info you'll get below. 

(I don't know anything about this property - I just made up an address but as luck would have it, it did come back to an out of state owner lol.

I just moved to Palm Beach county from the Tampa Bay area after being in that market since 93, and plan to use what I learned in that ultra competitive market to tear it up down here.

Tampa is hot too. There are great deals - they just sell in a matter of hours so you have to be quick with rehab estimates and comps as well as having funding that you can use to close quickly.

I'm an agent and I have only been working with investors in the Tampa Bay area, but I'm moving to Palm Beach County in Fed Feb. I've been studying the market and networking with other agents and investors there. The market is great and I can't wait to get over there.

I am moving my real estate biz to West Palm Beach in mid feb and would love to be able to help you. The first step is to get financing lined up. Are you looking to buy a duplex, triplex, or quad?
