Thank you, Dave. Trying to make sure I'm up to code and see what others are doing.

Time to draw up the lease. It is a duplex. Looking for suggestions for the lease that may be missed in a standard cookie cutter lease. Meeting with attorney in 2 weeks. Thanks!

I amlooking for help and required smoke detectors and CO2 detectors. Local code enforcement guy is new and I am getting conflicting information. I am in the Youngstown,Ohio area. Do I need smoke detectors and CO detectors in every bedroom? every floor? Also, do I need fire extinguishers on every floor?

This duplex had railroad ties that needed to be replaced when I took it over. The question I am asking is should I leave the railroad tie in or take it out and slope the grass down to the driveway? I’m wondering about any possible tripping hazards. That is the sidewalk leading to the back porch entrance, main entrance.

Thank you for your response. Thankfully each side has its own meter. What about garbage?  Billing is quarterly.

I just inherited a duplex.  Looking for feedback as to utilities. Which should I cover and which should the tenant? Pros and cons to covering them? Thanks!!!!
