Thanks for the response- yes we are looking for 55-110 units in our target markets! The reason we are looking for a mentor is so that we can leverage their experience in order to get us in the door on some of the larger deals. 

If you don't mind me asking, how did your mentorship go?

Yes! I went through them and nothing was compelling enough to convince us therefore we are passing on it- are you by any chance considering a mentorship?

Great to hear that you are moving into the multi-family space!

Regarding which market you end up choosing- my team and I focused on the following criteria when we decided which MSAs we would target-

  • What MSA Do I Invest In?
  • - Ignore daily static like unemployment rates, RE price fluctuations
  • - Focus on long term trends in choosing a market
  • - Demographic Factors
  • - Population Size
  • - Focus on MSAs of at least 200,000 population or more
  • - Population Growth Trend
  • - Economic Diversity
  • - Anchors
  • - Relative Price /CAP Rates
  • We decided to choose two markets so we could hone in and try and not try to focus on to many. We had the idea that this would allow us to gain traction quicker in those MSAs rather than try and be in too many. These are some of the factors that we used to decide which ones we would focus in on. Regarding the strategy, I always think it should come down to your buying criteria and that should be based on your purpose- why are you investing in the first place? Which strategy will help you get there faster? That is my take on it!

So we're in the process of systemizing our investor process more. The goal is to have a specific process that everyone goes through. The structure makes it easier on your and your investors, and its also a great way to make sure you're covered in the event the SEC ever comes knocking. The process also helps you scale your $$ raising efforts.

All content points and drives traffic to your lead magnet. Your lead magnet is a free download ebook or something that you can give away in exchange for someone's email. Once you get their email they're captured in your CRM and worked through the process from there using categories. 

We have 3 different categories within our CRM:

  1. New investor - Interested in real estate and investing in real estate. Gets your newsletter / content via email and they're encouraged to view your website and reach out with any questions.
  2. Joined "Investor Club" - Joined your investor club and filled out the investor qualification form.
  3. Deal Ready - You've had a conversation with this person and they're interested in investing with you. This is the only person that sees investment opportunities. 

Ideally you're tracking and documenting all of these steps and each category should be receiving slightly different content. You always want to be pushing people to the next step. Newbies are encouraged to join the club. Members of the club are encouraged to book a call. If they unsubscribe they're weren't going to invest with you any way.

      Great points! We are using a system to keep track + process new investors that we come into contact with. We are definitely going to keep these three points that you mentioned in mind while we go about building our investor base. We used a similar method of keeping track with leads coming from the single family space so it should be a smooth transition, of course the leads are qualified differently.

      Does anyone have a commercial insurance broker that they have worked with/can recommend that is based out of the North Carolina area, or that does business here?
