Hey Amanda!

Great to see that you are making the transition into multi-family from the single family space! My brothers and I made a similar decision last year and it has been going great! We are also chasing the passive/financial freedom that can be obtained at a faster rate in multi-family due to the economies of scale. We started out by talking to different mortgage brokers + lenders. We are syndicating deals therefore we will use OPM to take deals down, and then use these relationships to secure long term debt. This is how we plan on obtaining deals.

Regarding location- we invested in our own backyard- NC! Luckily our market is a great one to be in at the moment. What markets out of state are you considering at the moment?

Other than viewing news articles on where others think the market is- what do you all use to keep up with where the market currently looks like and where it is going? Are there any tips you would recommend?

Thanks!

Glad to hear you are now focused on multi family. What markets are you focused on?

We are focused on the Raleigh/Durham + Charlotte MSA! How about you?

Great to hear how you got started Justin!

My brother's and I started wholesaling and doing creative financing. Our first deal came 5 months after cold calling sellers every day. It came from a follow up and it started our real estate journey- it has only been up since then!

We were able to obtain a few rentals while we wholesaled to generate income to fund our marketing- we learned how to run systems and operations, how to generate leads, and how to talk to sellers.

Now we are focused on multi-family! Looking forward to 2021- wish you the best this year!

What was your favorite part or favorite “lesson learned”?

Looking forward to reading this! You are spot on in that there are not many resources for our passive investors which is why the content on our platforms is primarily based on educating them on investing in RE, specifically syndication deals.

Thanks!

I hadn't thought about taking a finance class though, that's next on the list just to get as much of an understanding as possible.

@John Todderud That's a very strong point about how the government may impact the ownership of larger properties. I'll make it a point to look into it more in my metros

Thank you!

@Jeffrey Donis Appreciate the books and podcast recommendations! About to add something new to my library.

Thank you!

Of course! Wish you the best!

Would it be a good idea to look at those factors at a different angle using something like creative financing to turn the numbers in your favor?

I’m going to work my cold calling skills and hope to be a great asset to some pros in the game!

Here are some books that can help you learn the basic terminology and theoretical standpoint on what the syndication process looks like
