I am in NC, but what I recommend is reaching out to people whom you are interested in working with directly through BP, Linkedin, and instagram. A lot of people are interested in helping however do not always scroll through the forums.

As already mentioned, BP and FB are great resources for connecting with potential investors. I also recommend Linkedin and IG. If it comes down to it, do not hesitate to directly message people who you think may be interested. You would be surprised about how many people are interested in helping+partnering up on a deal if it is a good one.

Pleasure to see you on BP as we have connected on other platforms before- I am also out of the Durham/Raleigh area.

My opinion may be biased, however I believe it should come down to-

Track record

Values

Who you can see yourself partnering with. 

There are lots of people in the syndication space, and many who are doing a great job achieving great returns for their investors. It is up to the potential passive investor to go with the one that they believe makes the most sense and a starting point is by looking at the list of things I mentioned up above (in no real order of significance).

 Hey Briana!

By connecting, I assume you mean finding the seller's contact information? If so, depending on the # of units you could find there number on co-star (if you have brokers you are connected with they can help you or someone else who has co-star access). Also, a good idea would be to reach out through a broker- have a broker get in touch with them to see if they would consider selling.

I am in NC- if no one responds here I would try finding syndicators in your area on BP, Linkedin, Instagram, etc and direct message them. This will make it more likely that they see it- a lot of people in this business are willing to help!

As already mentioned, people on BP are always looking for investors on their deals. The minimum amount allowed varies based on the company you choose to work with. Another option would be investing in a crowdfunding- some allow you to invest as low as $1000. This allows you to diversify your investment within real estate by investing in multiple different deals (1k here and 1k there).

 Have you looked into creative financing? It is how my brothers and I got our first two rentals- we took one over subject to and another on seller financing, 0 down and 0% interest, both are still cash-flowing! We lease optioned them on the back end so technically they are not rentals although I prefer lease options!
