Looking for carpenter not electrician my mistake! my father is a life long carpenter and he has a large problem with the photo i have attached. i was wondering if anyone could give me input on the situation. Is this an easy fix or is this something that could get pricey the issue he has is the 2x4's supporting the roof. any input from experienced carpenters is much appreciated. my dad has incredibly high standards for things so i am trying to get a second opinion.

I'm about to live in Omaha, looking for properties myself however I don't have much money. But I have access to va loans if I find something I want. If you are looking for someone to help you look at stuff I would be more than willing to help out best I can. Would also be a great learning experience for me :D

@Chris Mason, he was trying to explain it to me but i was not understanding. I am just trying to understand if the things that say 3 month 8 moth etc are going to change my monthly payment very much.

@Sam Shueh So can you explain to me what the 3 month 8 month payments are? are those part of closing costs or will they be paid over the year or over the time frame shown?

@Account Closed, this is just pre approval sheet. the lender said it may be overestimated just  a little but will be close. im just trying to understand the reservation payments and how it works with the 3 months 8 months etc.

Can someone help me understand this va loan fees sheet? i understand most everything accept the reservse and taxes stuff. This is my first time buying a house so i'm having trouble figuring out how my mortgage will actually cost me each month.

@John Leavelle that's good advice, if its close to 1% i will dig deeper, i think that's a good starting point, if its no where close i will just move on.
