@Terry Majchrzak without even knowing the taxes and other expenses, to me the deal does not look good. If the building is in tip-top shape and a decent area, then maybe.

Hard to point to just one metric, but to answer your question of 'quick glance' it would be CAP.

I invest in one city, and have done so for 13 years. Once I really get into it I pull out my SS I built years ago (always updating) and go from there.

@Johann Jells are you seeking absolution? What you did was dishonest and cowardly. No doubt many think the same, but do not want to hurt your feelings. I could not sleep at night knowing I did that to someone else. Feel free to get all upset, the truth does hurt.

Wake up people. Having reserves, being a nice person or not is irrelevant here. You allow the Governments to commandeer your properties and give up all the rights and freedoms associated is one further step towards removal of people's rights. I am dumbfounded at some people's lack of insight into the world around them.

A bold prediction? I would suggest it more of a wild guess. With ranges from 30% to 60% i.e.  a home recently valued at $1,000,000 could decrease $100,000, $300,000, $400,000, well maybe 5 or $600,000. I mean, why not a $604,343 decrease? With that range anyone could guess just about anything financial or probability related -- you've covered over half of possble range of 0 to 100%, what's left? something between almost improbable and zero? No question (in most minds) that even without COVID the majority saw a downturn was coming at some point, so pointing out that you've been saying it for a while now, well yes, havent we all. Forgive me, but it all comes off as a little irresponsible, arrogant and a lot of self grandiosity.

We will not be in a depression. As stated by others, this was intentionally induced and numerous monetary measures and mechanisms have been put in place to mitigate and minimize the damages.

I have no doubt that even after the pandemic has receded/subsided that there will be numerous more policies and mechanisms put in place to mitigate further. 

I could fill pages on items I could discuss at length, but the more important one would be that the Gov't did little to nothing to mitigate the last Depression. There is speculation (although I would say much of that is factual) that the Gov't assisted in the start of the Depression.
There is undisputed evidence (one of which is  the Gov't admitting to the fact) that they prolonged the last Depression by at least 7 years. 

This is coming from someone who has been also saying for 3 years now that this cannot continue. Housing cannot go up and up and up with no end, employement can not always be at record breaking lows, stock market cannot always be at record breaking highs -- all while debt load has hit record highs as well, and that a recession should have already occurred in 2017, 2018, 2019, but the Governments did everything they could to keep the economy artificially propped up each of those years.

I am not a sheep who believes in what I wrote above (no depression occurring) because I need to believe that because I am fearful, or in fear of losing money, or I won't be able to sleep at night. I'd be fine either way financially.
Now the human side of me say's  God no I do not want it to happen because people around the would suffer so greatly.
But my humanity or caring nature does not in any manner factor in to my stated facts and opinion on why a depression will not happen.

I am moving ahead with both as planned. All financing lined up with the lowest rates I have ever had on properties in my entire Real Estate life.

@Kristen Shook I have used the same inspector on all deals. Since this is your first one, use one that has a good 'word of mouth' rating - do your DD to ensure they are competent.

@Tyler Caglia I like the way you posted your question (and the ask around it). I am certain I will get heat for this, but here goes. 
Why do some insist on challenging him on the ask to provide real-world or personal examples of what you're doing vs. opinion? Can't help it I guess?

The world, and especially the internet is full of opinions, but what you actually do speaks much louder and holds weight. If you actually do it, then at some level you must believe in it or thought it to be the intelligent choice.
My opinion is to purchase $100,000 of JNUG and wait for it to go back to $105 like it was a month ago, or hell, wait for it to go back to the $600's like it was in 2016 and win big. In reality, I am in for about $13,000 and if I lose it, then I do, and if it goes back to $600, then I will be laughing.

My point, my opinion differs greatly from what I am actually doing.



My entire portfolio is in my name, and I keep asking myself the same question for years now @Tyler Caglia. I am also curious as to who actually has put in a company/holding etc..
