Isn't consideration an issue here? If no money whatsoever changed hands then the contract is null and void is it not?

@Jason Sandegren My initial search was, from what I have read in these forums, non-standard and perhaps even lazy. I used various listing tools, LoopNet being my favorite, though only because of ease of use and information seemingly available. I believe I got lucky to find a property that would meet my specifications, but it did take some doing to get there. I do not live in the area, not even close at the moment (though I do have some family resident) so I can really only look remotely, which is a handicap but one that I believe is increasingly easy to overcome as our world becomes more digitally connected. I am happy to answer any specific questions, I feel as though this response is not really useful to anyone but I am still learning!

@Megan Phillips I went through the exact same thing! Around every corner there seemed to be a hurdle lurking, but I managed to jump them all and closing went smoothly. Good luck!

@Melissa Kirchhoff - Thanks for the reply! That's very helpful information, perhaps I should stick with free for the time being, until the cash flow is so overwhelming I just don't know what to do with it all! ;-)

Has anyone ever used paid lead generation services? Is this a waste of money or a serious time saver? How much is a single successful lead worth? How much are 20 worth? What percentage of your "warm" leads result in a deal? I am just getting in to the business seriously and don't want to be a spendthrift needlessly, but I am also working abroad presently and thus out of town by default, making in person networking and lead generation more difficult.

@Bryan O. Thank you for your reply! That was helpful, it reframed how I was considering the issue. I don't know if I will open a corp. or not, but now I have better direction, and know it won't be until I move back to the states!

I could not find this question answered amongst the various forum topics to which I am privy. Does anyone have any advice on tax advantaged states in which to start my business officially? I am in the very early stages, I only have one property and have been operating essentially as a sole proprietorship without the official designation but as I expand I would like to change that. I don't plan to have any physical presence and my business plan involves investing in multiple markets but the question remains, where can I officially open my business in the most tax efficient manner? Thanks for your help BP!

@Dave FosterThat was Financial independence, rather than Florida, sorry for the confusion! That being said, I am not opposed to looking in to FL either, I do LOVE Key West!
