Bryant Schur As a newbie I'm completely ecstatic about your post and reaching out to the community like this! I'm planning on buying my first buy and hold this year after reading and studying for the past year. My question revolves around the state of NJ. While I still have to decide on my niche, the state begin tenement friendly definitely makes me a bit uneasy as a new investor. I'm leaning towards short sales at the moment , but do have a question regarding REO properties listed as occupied. While in NY the process may be different, what is the eviction process in general looking like on these properties? They may be something I should write off of my list for now, but would love more info going forward on what my Plate would look like should I go that route .

@Alex Franks much appreciated!! You will be hearing from me for sure and I will search for your posts. Even when I lived in Charlotte, the market was so scattered with ups and downs, revitalized areas, and now the light rail! I'll say, it was almost unrecognizable. Excited to get my feet wet in my second home

@Tomas Chao I've had him saved in favorites for a bit and as a newbie it definitely feels good to see his name around here! Turn key properties seem too good to be true coming that easy, so I was a bit weary at first but now find that he may be my blessing being that my main residence is in NJ. Thanks for the tip, and hello from Charlotte as I'm currently on vacation here !

@Brandon Arce welcome! I'm completely new to REI and am interested in specially buy and hold properties like you mentioned. I actually just moved from hudson county , North Bergen specifically , and actually feared purchasing in the area due to potential tenant issues . Born and raised there and have seen a lot go on. Have you experienced anything like this that could have possibly turned you off to the area once but that you overcame?

My name is Jena, I currently reside in Morristown NJ. I'm looking to ultimately invest in my retirement while slowly working my way towards financial freedom. I'm married to a hardworking clinical pharmacist. I currently work on the side doing estate sales on eBay while working to finish my degree in Biology / environmental science. Any money I make now and after acquiring my degree will be expendable and I can't think of a more exciting path to follow than REI.

Extatic to begin my journey in NJ but ultimately would love to begin investing in the Charlotte, NC area.
