Hi Austin,

I think there are many advantages to self-managing. You'll gain a lot of knowledge and experience by doing it yourself. It will absolutely pay off in the long run. It's also much less expensive to self manage. There is awesome software out there that simplifies the hardest part of landlording (marketing and filling vacancies). If you utilizes these free resources, you're going to be much better off than paying someone to do it for you! 

Regardless, there will be a lot of ups and downs, especially in your first property, but as you learn, it will not only motivate you to keep growing the number of investments you have, but you'll be much better prepared to manage multiple at once!

I agree with others, it can depend on the situation you're in. However, with the different landlording software that are out there, it is making it easier for individual landlords to be able to manage more properties than before! If you're utilizing this software that help simplify the rental process, along with setting enough time aside, I'm sure you'll be surprised with how many properties a single landlord can manage.

@Teri Feeney Styers Interesting idea! If you found tenants being hesitant, to help pay for it would be smart! Thanks for that advice. From that picture, it's true. You really can never do enough to protect yourself and your rental! 

@Samantha Klein I agree, with how inexpensive it is, everyone should want to have it! Do you find any tenants hesitant to get renter's insurance?

I am curious to know whether or not a landlord should require renters insurance for for their properties? What's your argument for why you do or don't? I am curious to see how many landlords require renter's insurance versus how many that don't really have preference.

Hi Lance,

I think you should always charge prospective tenants to run a background check for a few reasons. It tests the seriousness of a tenant. If there is no cost to apply, they will inquire and apply to every property that interests them. This in return wastes your time and energy showing a property and running a background check on a non-serious applicant. 

If you felt as if they should not be charged for an application, I always recommend you still have them pay and if they become your tenant reimburse them by taking that amount off of the first month of their rent.

@Michael Guzik Great point! You can find out a lot about a tenants intentions by asking more open ended questions.
