@Jo-Ann Lapin the manufacturers of the tiny homes are beginning to work with mortgage brokers to help people finance their tiny Homes. Its a great time to develop these relationships. The tiny homes that will be in our park are RVIA certified, and on wheels. They are basically vehicles. The cost varies from a few thousand dollars to over $100K for the very posh models. I am not sure if the financing would be like financing an RV or another vehicle or amortized over a longer period more like a home. Maybe you could let me know.

Additionally, we will be making sure that at least 15% of the housing is for low income individuals. The County of Santa Cruz has guideline on defining low income based on their analyses.

@Assaf Furman, we are not targeting anyone. Research shows that people of all demographic groups do well in tiny houses. Personally, I believe that singles and couples, young (twenties & thirties) and retired, empty nesters, and those who are eco-conscious are the first adapters. Then, there are larger families, they may not all fit comfortably into one tiny home. Families and intentional communities are buying multiple tiny homes and grouping them together. There are different ways to do this. Our village will most likely be inhabited by people who work in the valley (like Google and Facebook employees) because of the easy access to the valley and because these employers are providing transportation from Highway 17 to work. Youve probably heard about the Google employees who sleep in their cars in the parking lot. And other valley employees who commute from the central valley and east bay to work in San Jose and Mountainview. Our location is right in the neighborhood of employment, yet in a beautiful spot on top of a hill with an ocean view.

HI @Assaf Furman, in our model we do not own the tiny homes. We are building a village, which under California law is the same as an RV Park. it works like a mobile home park where everyone owns their own tiny home (or group of tiny homes) and rents their pad(s) on month-to-month lease. That way everyone can create their own custom tiny homes.

I am looking for investors too.

Hi Community,

I'm developing a Tiny Home Village in the South Bay Area between Santa Cruz & San Jose. To get the public ball rolling I've started a Meetup group. If youre interested in Tiny Homes, affordable living in the Bay Area, building tiny homes, learning about developing these villages, or other related topics, I invite you to join the group, and attend our meetings.
The first one is just over 1 week away. This is sort of last minute, I realize. But I will be in that neighborhood so I want to get the out-reach started, to develop the community. This has been in development for 6 months, we have communicated with Planning Dept, Environmental Health, State of California, Tiny Home builders, land owners, and more.
