The price depends on the acreage, location, availability of city water/sewer. Ideally looking for 5+ acres. Realistically we are not interested in anything under 1 acre, or over $1 Million. But my hope is that the price would be around half of that.

Thanks @Jake Van Vorhis! I'm working with buyers & sellers from Lake County, Sonoma County, in Agoura Hills, and King City now. Basically all over the state. So please dont feel that there is a geographical limit on my services. As long as its in California.

When I worked for a mortgage company in 1996, my boss told me "this whole internet thing is  a fad. Get over it." He was definitely someone who didnt see the big picture.

Anyone planning to put a tiny home on any property in California should be aware of the latest clarification issued by the State which include very strict definitions of what a tiny house is, its size, how its manufactured, building standards, maintenance, location...

The state plans to enforce and prosecute "pursuing the appropriate legal remedies to terminate sales, rentals or occupancies."

@Sherry Patterson, I'm not sure if Texas works like California. In CA the cities and counties publish their General Plans on their websites, in the Planning Department, Building Department, Housing and Development Department, or something like that. If you can find the plan, and its searchable, you can use search terms like "trailer," and "recreational vehicle," "RV" etc. to see if there are rules specifically outlawing trailers or new mobile home developments. If the language is too convoluted to understand, you may have to ask a lawyer to help interpret for you. For example, where I live in Santa Cruz County the regulations only allow trailers where the person living in it is a caregiver for the person living in the home where it is placed. 
I wish I could help you. It sounds like a fun project. but I'm only licensed to practice law in Calif for now. After i finish a project or two here, and I'm officially a tiny home village specialist...maybe. Good luck, and keep in touch.

@Thomas S. Youre right on about the legality of keeping a tiny home on residential property. In California, only one jurisdiction, Fresno County, has changed the laws to make tiny homes legal. In other counties tiny homes can only be occupied in RV or mobile home parks. And then the tiny homes must meet the new guidelines issued by the State of California in February.

I hope tiny homes arent like mullets!!! Although a tiny space has disadvantages under our current paradigm, I think advantages like portability, affordability, sustainability, and housing security will out weigh the old ways of thinking. Just like a condo or a mansion, a tiny house isnt a fit for everyone at every stage of life. But its a great addition to the mix of housing choices.

Hello @Jake Van Vorhis,

Yes, I am specializing in real estate and business law. In addition to helping with the real estate agreements, I am helping investors form their California LLCs, or other entities, and writing their partnership agreements.  There are some other types of agreements also that relate to how they will be using the land. Recently I worked on a sharecropper agreement where the land owner received a share of the proceeds from sale of the crops as rent.
And later today I'm helping a group form a California non-profit corporation. And then an  agreement for a General Contractor.

Hi,

I'm looking for property in Watsonville, CA. It could be empty and zoned multifamily, commercial, residential.. Or it could have a structure with lots or room around it.  Or a tear-down. Must be at least 1 acre.

If you know of anything, I'd appreciate any leads.
