Join us for a Virtual Meetup with Jennifer Beadles, showing you precisely what she did and how she got from point A to point B. If you want to increase your monthly cashflow, this is the right Virtual Meetup to attend. No fluff. No holding back.

This virtual meetup is another don’t miss event. If you’ve been sitting on the sidelines, this is your chance to get front-row seats to a LIVE Q&A Call with Jennifer herself. We pride ourselves on transparency, so if you’ve always wanted to know, bring questions or, better yet, pre-submit questions to [email protected].

If Wednesday nights aren’t right for you, register and we will send you the recording.

New to this? Jennifer Beadles is an expert in out-of-state buy-and-hold investing.

Selling more than $120M+ in real estate, Jennifer has been a licensed real estate agent since 2009. She has helped hundreds of investors purchase out-of-state investment properties.

Then in 2017, Jennifer wanted to encourage investors to invest out-of-state and out-of-area. She published this blog and launched her own local Seattle meetup group called Addicted to ROI. Then an amazing thing happened. Jennifer started to connect with other like-minded investors and agents across the country. She created a new opportunity: connecting investors these hard-working, investment-savvy agents who like working with investors and know how to find deals. We send deals directly to investors, creating opportunities for our community to gain access to on- and off-market deals in markets coast-to-coast.

In addition to helping hundreds of families, Jennifer has built her portfolio to bring in more than $10,000 a month in cashflow. For her, it’s not about the money or the unit-count. It is about how the money has given her the freedom to choose what she does. Whether it’s traveling southeast Asia, road tripping in Europe, or living in an RV at the drop of a hat, Jennifer believes you should live where you want and invest where the numbers make sense. But more importantly, she finds real estate investing allows you to have freedoms. This is why she has dedicated her time to teach others to do the same.

Join us Wednesday, August 26, 2020 at 5:00 p.m. PT for the August Addicted to ROI Virtual Meetup. We are welcoming ROI Inner Circle members Nghi Le and Greg Mushen to share one of our favorite wealth building strategies: the BRRR method.

The BRRR Strategy (Buy, Rehab, Rent, Refinance) has gained so much popularity, and we know why! The idea is to repeat this process several times over a five- to ten-year period and eventually you'll have acquired several properties that pay you enough monthly income to quit your job and pursue real estate investing full time if you wish. It is a great way to recycle capital and grow your portfolio.

Greg Mushen has built a ten-property portfolio of out-of-state buy-and-hold properties in Indianapolis while working full-time in the ever-changing tech industry. He served as Director of Product Management at Expedia for 14 years after graduating from the University of Washington. Last year, Greg joined the fast-growing Real Estate Brokerage, Compass. Greg has acquired ten out-of-state properties using the BRRR method. During our meetup, Greg will show you exactly how he did it—sharing the numbers, the wins and the mistakes.

Nghi Le started investing in real estate in 2014. It didn't take him long to realize that one of his biggest costs was financing. Over the next few years, Nghi talked to over a hundred commercial/hard money lenders, borrowing from a couple dozen of them to do flips and BRRRs in eight states. Now, Nghi and his team at Certain Lending are guiding other investors to their best financing options while helping them avoid some of the lessons he experienced.

Greg and Nghi will share a real case study with real numbers of an out-of-state BRRR they invested in and be available after for a live Q&A answering all your questions around the BRRR Strategy. Join us LIVE and bring questions! Both Nghi and Greg have years of experience and know the ins and outs of financing and renovations. We cannot wait for you to hear from them!

Join us Wednesday, August 26 at 5 p.m. PT for our August Virtual Meetup.

Our team wants to allow you to have a real Q&A session about how long it took us to reach our passive income goals, what it took to get to this end result, what we did to live what we call "the Passive Income Lifestyle" or Passive-ish.

We will also cover:
- Why real estate investing is worth it
- Why we delayed gratification (think: delayed luxuries)
- Why we put up with tenants and rehabs and renovations and some flat-out headaches
- Why we knew that pushing through the fear, the doubt and the worries would pay off

Join us Wednesday, July 29 at 5 p.m. PT for our July Virtual Meetup.

**Please RSVP here: https://us02web.zoom.us/webinar/register/WN_V-8ixVKQTkq-BWc7kIaplA

Does any of this sound familiar?

- "I'm tired of working 60 hours a week and not having time to spend with friends and family."
- "How do I live in a nice house while also having enough capital to invest in rental properties?"
- "How do I scale my real estate portfolio quickly?"
- "I don't know if I should buy a primary or rental property."
- "I'm already an investor but picking up a property every three years isn't maximizing my savings."

Our three panelists thought the same thing and they did something about it.

All three used this strategy to reduce living expenses and build equity. This also allowed them to break into the real estate investing scene and now they receive checks every month [insert: passive income]. They're self-described "regular people" living in three different cities from to coast-to-coast who decided to house hack.

Join us for this free one-hour virtual meetup where they will share every detail from monthly expenses, monthly revenue, and how house hacking has fast-tracked them to where they are today. Hint: they all now own multiple properties and credit house hacking as the best strategy to get started.

If you are wanting to live rent-free or at least significantly reduce your monthly payments, join us for this free meetup. We will also be sharing our 3 tips for getting starting in real estate investing during COVID-19. Plus, some actual examples of houses one might use to house hack today.

Our three panelists are Jillian Farrar from Seattle, Kory Dieter from Chicago, and Braden Burton from Crested Butte, Colorado (he started house hacking in Maryland).

This is a FREE event but you MUST register on zoom prior.

About the Speaker: Joe Wanagel is a local investor. He owns roughly 85 units in the greater Seattle area, and his niche is heavy value-add multifamily. What does that mean? Think down to the stud remodels, entire property evictions, and everything in between. Joe has been investing since 2003 and self manages. Yup, you heard that correctly: he self-manages 80+ units.

Join us on Wednesday, February 26th to hear from Joe. [He has the best stories!] Despite major setbacks on just about every project, he's still investing in real estate. He's even starting to invest out-of-state through our Agents Invest network.

We will have networking and refreshments for the first 10-20 minutes, so bring some business cards and a friend!

For those of you who cannot attend, we have EXCITING news. This will be recorded. You can now “attend” the meetups without dealing with traffic. While you will miss out on the awesome network opportunity, this does allow our out-of-state community to gain access to the value our speakers bring to the group. If you’d like to receive the recording, purchase a ticket through EVENTBRITE: https://www.eventbrite.com/e/scaling-to-80-units-buying-undesirable-properties-and-making-mistakes-tickets-93203922441.

To confirm:

If you want to attend the event in-person, RSVP and purchase your ticket here in Meetup.com. Those who attend in-person will also receive a recording of the event.

If you want a copy of the recording and DO NOT plan to attend the event, you can purchase here: https://www.eventbrite.com/e/scaling-to-80-units-buying-undesirable-properties-and-making-mistakes-tickets-93203922441

Post: Building an Investing Criteria/Checklist

@Jason Appel I view deal criteria and a checklist [I call this due diligence] as two separate things, and I use the same system for every single deal. Your criteria should match your investing goals.

My deal criteria includes three main categories: Location, Team & Value Add.

Location: Must be in a city that is growing in population, in a neighborhood that would attract good tenants, and in an area that would appreciate over time.

Team: In order to do a deal I must be able to get good lending terms from my lending team, must have a property manager who can manage it, and an investor agent who can negotiate the deal.

Value Add: A deal must have the ability to hit double-digit COC returns, allows for forced appreciation, and produce $200 - $400 net cash flow per unit [depending on size of property].

If a deal meets all of the above criteria, then the checklist comes up during due diligence. There's too much to explain here, but I hope this helps.
