Hey Patrick, 

In my state (FL) files can be seen through the clerk of courts online. Some however will not let you see the data online unless you become a registered user; becoming a registered user is just a simple task, you may just have to fill out a form so they can give you access through a log in they issue to you. It may help to find some public notices (and get some case #'s) before heading to the courthouse and asking them to view some of the files....if they ask you "for what" then I'd tell them that I'm doing legal research (dress professionally when you go). It is public information, however some clerks may be misinformed. Hope this helps! Good luck!

@Ivan Lopez Great question! 

 Do they have an idea of what they're looking to do after they get out of the house? Meaning, if the mortgage balance is $192K and it's obvious they're upside down on the mortgage and you're looking to offer $90K for the home, what will happen with the remaining mortgage balance? 

@Glenn Mayo welcome to BP! There's alot of useful information on this site. Yes, education is very important, and it will take some time to get enough of it under your belt, the most important thing is to start "doing". @Joel Owens@Adrien C. Thanks for all your responses, they're all good points to consider. I didn't make sense to me to seek out a Realtor to find these properties knowing that they get compensated on commission, not to mention the potential problems that may come with that kind of transaction. Thanks again!

Is it a common practice for some RE investors to use a realtor to find properties to wholesale? If so, what is the typical procedure for this type of transaction? I understand they only work on commission, so would this be a situation in which the commission is worked into your numbers? What is the difference between using a realtor vs. going at it without one?

I've heard www.rentometer.com is another good resource. Just type in the addresss and the rent you are estimating and it will pull up a map with the rent rates for that particular area.

Good morning Mike, I found that podcasts are very useful in gaining knowledge. The Real Estate Guys have a podcast on iTunes that offers a lot of useful information for the RE investor. I found it to be very resourceful in understanding RE investing. Also joining the local REIA club is beneficial as it brings other like minded individuals together to share and gain knowledge.
