Quote from @Jake DiSabatino:

Locally, ALFIE does hard money lending. I haven’t used them personally, but I know many successful investors that have and had a good experience.

Alfie doesn't do much residential anymore - more commercial loans

@Josh Myrick Hey Josh!  Super cool that you have an LTR too.  I heard about that bill a long time ago.  I can't remember much from 8th grade Civics, but isn't it micro to macro when it comes to laws?  In other words, a state can have a law but a city or municipality can override that?

As in this article on the subject: https://canons.sog.unc.edu/202...

"but notably the court allowed the other provisions of the Wilmington ordinance to stand", and "The court identified the following ordinance provisions as preserved (not preempted): Restricting whole-house lodging to certain zoning districts; parking requirements (one off-street space per bedroom); prohibition on variances; operation limits and requirements (no large events, maintain insurance, manage trash, no food prep in bedrooms); posted safety information; and other use and safety requirements not preempted."

VRBO and Airbnb work well together!  They even sync their calendars!  If you're inside the city limits of AVL, both Airbnb and VRBO will pay your taxes for you.

Hello All @Josh Myrick. @Dorothy Bland  Josh, I think you have a few misconceptions about STRs in Asheville that I'd like to clear up.  First, Fairview is not a part of Asheville, so there are no restrictions unless you're coming up against neighborhood restrictions.  Second, Asheville allows Short Term Rentals (less than 30 days) with a permit.  Now Asheville has passed full kitchens inside the city.  If you'd like to know whether a home sits inside the city limits and you must get a permit for it, check out the map link below.  Also, I've written and keep updating an article on my website. It even talks about restrictions in nearby Woodfin.:https://www.divitiarealty.com/...

Please feel free to reach out with any other questions! - Jennifer

Hi Tom, it IS really hard right now.  Where specifically is the home located?  I'll check with one of my agents who has been calling around to do the exact same thing to see what he found.  He's up north in the Mars Hill area.  Thanks

Positive experience in Folly Beach, SC and not amazing experience in Marco Island. Pictures hide a LOT! As for Airbnb itself, it's a pretty crappy company. As a landlord, I can tell you stories. (hit me up privately) I have an STR that only books through VRBO and I raised my rates and am happier!

Hi Matt, I know a lot about STR's in Asheville. I'd be happy to share some info with you. I've written an article about them but it mostly pertains to AVL city limits. Please reach out with more specific questions if you have the chance!

Hi Bradley, I'm an Asheville Realtor and have several lawyers that I work with.  One of them is an investor.  You can text me about your unique position and I can try to figure out who to contact.  I may be able to help you just with our standard forms and add an Exhibit A (addendum) to the lease. 828-712-2127

Well, since PlanOmatic is NOT in NC, you may want to call Darina Redmond, who I use all the time and who is reasonably priced. 4th Dimension Photography - 828-216-1740
