Had an inspector come by and take a look at this area.  He thinks it is dog urine.  Laminate was wet underneath in about a 2 foot area around that sides of the opening and when he pulled up a couple of pieces of the laminate there was a strong urine odor.  Moisture meter only showed right in that immediate area.

Gross but fixable!

Brett do you feel the 89% rule still stands with HUD these days? Looking at a property that just opened up to Extended today. Want to bid, but also want to save a few dollars here and there if possible. Price is about $100 sq foot when other homes in the area are going for $110 to $117. Needs about $10,000 in updates/repairs/appliances. My agent seems to think $95 to $100/foot would be good.

Thoughts?

Vinyl peeling up right at the edge of the bathroom threshold was all we saw.  Might be due to water but could be there was nothing over the transition from one floor to the other.  Didn't feel wet underneath what we could kind of peel back.  Sink was clean, old vanity no visible water damage. Bathtub/shower combo also looked fine.  Porcelain tub and tile on the walls for that tub/shower combo.

It is right across from the 2nd bathroom, the doors literally match up with the hallway between them.

Laminate, don't know the age but seem to have some wear/tear. No stains on wall to indicate water around that area and the wall definitely had not seen paint in quite some time so I am fairly confident there is no primer or coverup going on there. I was wondering about water as the plumbing inspection failed (this is a HUD property) but really did not see any evidence of water damage/intrusion at all and I walked thru this with another agent and we looked very closely.

Thanks! Anybody else out there have ideas?

Anyone know why rust type residue would be on the bottom of the opening to the bedrooms (pic attached)?  There is no actual door in this location just a cut out in the wall that leads to the bedrooms.   You can see it at the very bottom of the opening at the baseboard level.  I saw this in person and touched it-feels like rust.  Maybe a metal band about the opening to texture the wall? 

Any help appreciated!

Post: HOA fees in HUD listing are incorrect

I am following a HUD property that will open up to investors soon. I just noticed the listing states there are no HOA fees, however, there are HOA fees in fact ($300 a quarter).

Reasons as to why this is incorrect?  Does it affect the purchase of the property?

Sorry to be so slow here Greg, I'm such a newbie in more ways than one!  So you would recommend I still hire a plumber to do another pressure test to try and isolate the issue?

Interesting, I was reviewing the HUD reports on most of the properties in my area and 75% of them had failing plumbing inspections and all were documented like the example I gave above. Is that just because it is as basic of an inspection as you can get?

I looked at the copy of the report that was done, the plumbing piece is documents as follows:

"Pressure tested water supply with air compressor, system didn't hold any pressure at time of inspection. Not able to locate point of leak"

Greg H. -is this the type of testing you were referring to?
